Terms of Service

1. About Devotomy LTD

The Service is operated by Devotomy LTD, a company registered in England and Wales. References to "we", "us", or "our" refer to Devotomy LTD and its trading names (ValidRent, StudentHMO, Section 13, Landlord Pet Policy).

2. Agreement to Terms

By accessing or using the Service, you confirm that you are at least 18 years old, have the legal capacity to enter into a binding contract, and agree to be bound by these Terms. If you do not agree, you must not use the Service.

3. Description of the Service

Devotomy LTD provides software tools to assist landlords and property managers in generating legal document templates, including:

• StudentHMO — Ground 4A prior notices under the Housing Act 1988 (as amended)
• Section 13 — Section 13 rent increase notices
• Landlord Pet Policy — Standard pet consent forms under the Renters' Rights Act 2025
• ValidRent — A compliance suite aggregating the above services

We are a private technology company. We do not provide legal advice. Our tools assemble user-provided data into document templates. You are solely responsible for checking the factual accuracy of your inputs and the legal applicability of any generated document to your specific circumstances. You should seek independent legal advice where required.

4. Purchases and Refunds

Purchases are processed securely via Stripe. All sales are in GBP and inclusive of VAT where applicable.

Refunds: All purchases of single-use document generations are final and non-refundable once the document has been successfully generated and delivered to your nominated email address. This is because the digital product is delivered immediately and has been irreversibly consumed.

If our system fails to deliver your document due to a technical fault on our part, you are entitled to a full refund or re-delivery. Please email hello@validrent.co.uk within 14 days.

We cannot issue refunds for errors resulting from incorrect information entered by you, or where the generated document is not suitable for your specific legal situation.

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you acknowledge that by requesting immediate generation and delivery of a digital document, you waive your right to the 14-day cooling-off period.

5. User Responsibilities

• You must not use the Service for any unlawful purpose
• You must not attempt to reverse-engineer, scrape, or copy our software or documents
• You must not attempt to compromise the security or availability of our systems
• You represent that you hold legal authority (or act as an authorised agent for the landlord) to serve the notice on the property entered
• You are responsible for verifying all information you enter into our forms

6. Intellectual Property

All software, design, content, and branding on the Service is the intellectual property of Devotomy LTD and is protected by copyright and other applicable laws. You are granted a limited, non-transferable, non-exclusive licence to use the Service for its intended purpose only.

Documents generated using our Service are based on your input data assembled into statutory templates. The template structure is proprietary to Devotomy LTD; however once generated with your data, the resulting document is your property for your use.

7. Disclaimer of Warranties

The Service is provided "as is" and "as available" without warranties of any kind, express or implied, to the fullest extent permitted by law. We do not warrant that:

• Any generated document will be legally effective or enforceable in court
• The Service will be uninterrupted or error-free
• The legal templates reflect the latest legislative changes (although we endeavour to keep them up to date)

8. Limitation of Liability

To the maximum extent permitted by UK law, Devotomy LTD, its directors, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of or inability to use the Service, including but not limited to loss of profits, loss of data, or legal costs.

Our total aggregate liability to you in connection with these Terms shall not exceed the amount you paid us for the transaction giving rise to the claim, or £50, whichever is greater.

Nothing in these Terms shall exclude or limit our liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law.

9. Privacy and Data Protection

Your use of the Service is subject to our Privacy Policy, which forms part of these Terms. By using the Service you acknowledge that you have read and understood the Privacy Policy.

10. Governing Law and Disputes

These Terms and any disputes arising from or related to them shall be governed by and construed in accordance with the laws of England and Wales. You agree to submit to the exclusive jurisdiction of the courts of England and Wales.

11. Changes to these Terms

We may update these Terms from time to time. We will display a notice on the relevant website. Continued use of the Service after any such changes constitutes your acceptance of the new Terms.
